Landlord Electrical Certificates

Landlord Electrical Installation Condition Reports or Electrical Safety Certificates are now mandatory by law. (From 1st July 2020 for new tenancies and from 1st April 2021 for existing tenancies.)
Landlord Electrical Certificates require a survey for a report that dives into the condition of the wiring of a property. This includes check-ups on:

● Sockets
● Switches
● Lighting

What should an electrical report include?

These electrical reports include the following aspects of the installation, which will require the participation of a certified electrician. They include
● C1 - Danger present. Risk of injury. Immediate remedial action is needed.
● C2 – Potential dangerous - urgent corrective action required.
● C3 - Improvement recommended.

The time required to carry out an inspection depends on the size of your home, but it may take up to two hours. We'll need good access to sockets, switches, and the fuse board. We'll also have to turn off the power.
